On Route 6 in Truro, the beach is close enough that the bay is visible across the street. Now, a small Cape Cod cottage—189 square feet and built to be seasonal—has appeared on the market for $295,000.
The listing is for 321 Shore Road, Unit 16S, in a one-bedroom, one-bathroom setup within the 16-unit White Village Condo Association. The seller’s agent, Rebecca Pistone of Christie’s International Real Estate Atlantic Brokerage, described what buyers get for the space they’re not getting.
“You’ve got the beautiful bay of Beach Point directly across the street, and then behind you, there’s Route S6,” Pistone said. She added that, because of the location, buyers can see dunes leading out to the ocean, with views in both directions.
The cottage sits in the broader White Village property, which includes three cottages on the lot. Unit 16S comes with two deeded parking spots and deeded beach access. The HOA fee is $60 a month.
Inside, the front door opens to a main room with windows on both sides and tiled floors. It is currently outfitted with two twin beds. A closet sits to the right as you move toward the back of the home. followed by a kitchenette featuring wooden cabinetry under the sink. a cooktop stove. and a refrigerator. The bathroom is to the left of the kitchen. It has a window and a step-in shower.
The cottage is seasonal and generally stays open from May 1 to Oct. 1, and it has electric heat. Pistone said the tradeoff here is clear: buyers aren’t coming for square footage—they’re coming for the setting. “You’re buying the location,” she said.
There is also talk of what could happen next on the lot. The seller said there is potential for expanding, but it would require both town and condo association approval. Expansion could involve going up on stilts and expanding only away from the other cottages on the porch side. Pistone also said prospective buyers could consider buying all three cottages on that side of the street.

So it’s basically a shed with a view? I mean if you can see the ocean from the couch then sure, but still. Also $60 a month HOA seems like it’ll creep up once people buy.
Wait the article says Route 6 but also Route S6? I’m confused. Like is it next to a highway or is it close to the beach? Either way 1 bedroom 1 bath in Truro for 295k feels like a scam unless beach access means like private beach or something.
Cape cottages are always weirdly priced like this. They’re selling vibes and “deeded beach access” not the actual house. If it’s seasonal May 1 to Oct 1 then what are you doing the rest of the year, paying heat and pretending you’ll use it? Also potential expansion on stilts sounds like a paperwork nightmare.
