What this Eastham cottage lacks in square footage, it makes up for in character.
Located in the coveted Cape Cod hamlet of Eastham, unit 9 at 785 State Highway is a 294-square-foot seasonal home tucked inside the 14-unit Cranberry Cottages complex right off Route 6. Built in 1952, the home has been transformed in the last few years into a stylish tiny cottage. Now it features hardwood floors and freshly painted walls and is on the market for $279,000.
“It’s been completely reimagined. Every single square inch of the whole 294 square feet is taken advantage of,” said Callie Zaglio of Christie’s International Real Estate Brokerage, who has the listing and has already sold three other cottages in the same complex.
The home is set toward the back of the Cranberry Cottages complex. It has a home’s front parking space. Upon entering, you’ll find a queen-size bed on the right.
The kitchen was redone in 2022 and features a retro-style mint green refrigerator and quartz countertops. White cabinetry is above and below the sink, and there’s an area for small appliances in the corner. Under the window, there’s a dining nook.
The bathroom was redone in 2020 and has a step-in shower and porcelain tile floors, as well as new cabinets, a sink, and a mirror.

“If you’re coming for the summer and you have to rent a hotel room, a hotel room is like $300 to $400 a night. I would much rather have something like this instead,” said Zaglio. “You can literally just pack your bags and go.”
Almost everything inside the cottage is included in the sale, except for some artwork. The buyer will be buying into a piece of the 5.67-acre complex, which is collectively owned by the residents.
The annual HOA fee is $1,295.00, and it includes landscaping, town water, basic cable, Wi-Fi, and trash. There is a new roof and a new water heater.
