The idea of paying Park Hyatt prices for a hotel stay is one thing—ordering margaritas at a beach club and watching the total climb is another entirely. Now Hyatt is betting it can solve that tension with the brand’s first all-inclusive property. and it’s already opened the booking window for people trying to lock in the future.
Park Hyatt Riviera Maya is now taking reservations for stays from Feb. 15, 2027, at a resort located in Mexico’s Riviera Maya, about a 20-minute drive from Cancun International Airport (CUN). The beachfront property is due to debut next year. and Hyatt is clearly positioning it as a headline moment for luxury travelers who expect a certain standard of food. service and design.
Once open. the resort will feature nearly 150 “residentially inspired” rooms and suites. described on the resort’s website as “shaped by considered design. generous space and a deep connection to the Riviera Maya landscape.” Room sizes will range from 550 square feet to a penthouse measuring in at over 2. 300 square feet. Guests can look for balconies and high-end amenities, with some accommodations including private plunge pools.
Dining is built around the all-inclusive promise. The resort will offer an all-day buffet. a seafood-forward beach club restaurant. a steakhouse. a patisserie and a pool bar—an array designed to keep you from having to decide. after the first expensive round. whether the next one is “worth it.” Hyatt is also planning multiple pools. a spa (details about its spa partner to come). and a fitness center. For travelers combining relaxation with work, it will also include meeting and event spaces.
Hyatt’s launch comes as the company has invested heavily in its all-inclusive portfolio over the last few years. spanning family-friendly properties to the launch of an entirely new brand of luxury properties called Impression. The broader luxury all-inclusive race is also heating up: Marriott brought its luxury brands into the format with last year’s launch of the first W-branded all-inclusive resort in the Dominican Republic. and it is preparing for the highly anticipated opening of the first JW Marriott-branded all-inclusive resort in Costa Rica later this year.
A Park Hyatt all-inclusive, though, is a different kind of bet. Brand loyalists come in with high expectations for the overall feel of luxury—especially around the quality of food and service. plus design. Tamara Lohan. Hyatt’s global brand leader for luxury. framed it as an experiment that is meant to meet that bar while changing how travelers pay for their stay.

That promise lands especially hard for anyone used to watching the cost of cocktails. mocktails and meals pile up at high-end resorts. Hyatt’s own leadership pointed to the gap the all-inclusive format is supposed to close—but the booking pull is visible from the start. Park Hyatt Riviera Maya’s reservation push has travel planners already mapping out how they’ll pay for it.
One point-focused example: Hyatt’s World of Hyatt award options are part of the pitch. TPG’s senior director of content, Summer Hull, said she used points for a 2027 booking. “I absolutely adore the Park Hyatt brand. but usually even if you use points there you’re going to end up with a hefty bill if you enjoy very many cocktails. mocktails or meals. ” Hull said. “And you will be able to have the A-to-Z Park Hyatt experience while just tapping your points wallet and not your [credit card].”.
Hyatt also highlighted momentum for luxury travel in Mexico, with more points-friendly options for World of Hyatt members. Lohan referenced Park Hyatt Cabo del Sol and Alila Mayakoba. adding that Park Hyatt Riviera Maya is now part of that momentum. She also said Park Hyatt Mexico City is “on the horizon. ” promising more ways to experience the country through Hyatt’s iconic luxury brands.
For travelers ready to plan, the resort is taking bookings now for stays starting Feb. 15, 2027. Opening rates begin around $1,500 per night, based on double occupancy. As a World of Hyatt Category F all-inclusive property, award nights range from 45,000 to 85,000 points per night. At the time of writing. most award availability appears to fall under Hyatt’s “Moderate” rate of 65. 000 points per night on the new award chart.

So it’s basically a Park Hyatt but in all-inclusive form? That sounds like a scam to me, like they’ll jack up the price then still charge for everything with “resort fees.”
Residential style rooms?? I read “residential” and thought it was like buying a condo over there 😂 Also 550 sq ft sounds tiny for the price they’re gonna ask. Beach club + steakhouse + steakhouse again = my wallet crying.
I don’t get why people would pay Park Hyatt prices and then do all-inclusive. Like aren’t they already expensive because they’re “luxury”? Plus Mexico airport being 20 minutes away from Cancun sounds too good to be true—traffic will ruin it. I’m waiting for someone to tell me the real total after taxes and tips.
