From classic Cape-style shingled homes to condos, buyers can get into the Cape market for well under $1 million
Flanked between the bay and the Atlantic, Cape Cod is all about the water.
“People really live outside. They live on the deck. They outdoor shower,” said Rick Shechtman, senior vice president and realtor at Kinlin Grover Compass in Barnstable.
This desire to be immersed in Cape Cod’s waterfront is largely what differentiates homes above and below the $1 million threshold.
“If you’re right on the water or you have a pool, a lot of those houses, you know, tend to be higher priced,” said Dawn Andalft-Newman, a realtor with Property Cape Cod in Centerville. “The closer [to the water], the higher the price point for sure.”
But every town has bargains. “Certain areas of each town have a lower-priced community,” Andalft-Newman said.
For those looking for a deal, Andalft-Newman’s has noticed lower prices on Dennisport cottages with minimal square footage — near, but not on the water. Expansive homes and new, modern builds with all the bells and whistles are more likely to break the bank, but classic homes still reign.
“The most popular style is definitely a Cape,” said Shechtman. Cape Cod-style homes — most featuring an outdoor shower or porch — reflect the nature-centric lifestyle many come to the region craving.
