Six-storey Brookswood plan targets 200 Street’s next hub

Another six-storey mixed-use project has been proposed for a major intersection in Brookswood. Langley Township’s development portal shows that Paramorph Architecture has applied to build a cluster of buildings on the northwest corner of 200 Street and 32 Avenue, just across the street from another planned complex. The six-building cluster would include two mixed-use buildings with commercial space on the ground floor, facing 200 Street, and another four apartment complexes farther back towards 199 Street. The plans show a total of 724 units spread across
the six buildings. If approved, the project would be across the street from another major project planned for the area – a mixed-use development to be built around a Save-On-Foods. Jim Pattison Developments has proposed the project for the east side of 200 Street, including plans for a 48,000-square-foot grocery store, 447 apartment units, 58,500 square feet of retail space, 28,400 square feet of office space, along with room for municipal facilities and a new community policing office. In total, it would include five buildings,
with the mixed-use commercial/residential buildings rising to six storeys. That project passed third reading of the rezoning bylaws at council, but according to the Township’s online development portal, it has not yet been approved with a fourth and final vote. The newest project has not yet been before Township council for debate. If those projects and others in the area go forward, it would create a new commercial and residential core of Brookswood, as large or larger than the longtime commercial core at 200 Street
and 40 Avenue.

So basically more apartments, cool.
Is this gonna mess up traffic on 200th? Because every time they build “mixed-use” it feels like the roads never get fixed. Also Save-On-Foods already there in my head??
Wait, the one with the grocery store already passed third reading? That means it’s basically approved right? Like why are they still “debating” it then. And 724 units across the street from another project… that’s insane, but I guess we need the space? Not sure.
Brookswood is getting turned into a whole new core and nobody asked me. 199 Street, 200 Street, 32 Avenue, it’s like a maze. If they put municipal stuff and a community policing office in with apartments then it’s gonna be busy 24/7. I just hope they don’t raise rents again, because “mixed-use” always sounds like higher prices to me.
