Greater Boston home sales span from $200,000

Home sales in Greater Boston listed on June 3 range from $200,000 in one community to $40,000,000 for multiple units on Massachusetts Avenue in Cambridge—an outsized spread that captures how differently the region’s housing market can feel block to block.
On June 3, the Greater Boston market displayed a kind of split personality, where neighbors in nearby communities were priced thousands of times apart.
In Boxborough, a one-bedroom condo at 8 Leonard Road #8—built in 1970, with 547 square feet, 3 rooms, 1 bedroom and 1 bath—sold for $200,000. Another Cambridge listing at 1654 Massachusetts Ave. also shows multiple $40. 000. 000 units. including 1654 Massachusetts Ave 1654-12. #1654-10. #1654-11. #1654-12. #1654-15. #1654-16. #1654-17. #1654-18. #1654-21. #1654-22. #1654-23. #1654-24. #1654-25. #1654-26. #1654-27. #1654-28. #1654-31. #1654-32. #1654-33. #1654-34. #1654-35. #1654-36. #1654-37. #1654-38. #1654-41. #1654-42. #1654-43. #1654-44. #1654-45. #1654-46. #1654-47. #1654-48. #1654-51. #1654-52. #1654-53. #1654-54. #1654-55. #1654-56. #1654-57. #1654-58. #1654-61. #1654-62. #1654-63. #1654-64. #1654-65. and #1654-66.
Even within the city of Boston, prices leapt across neighborhoods and building types. At 130 Commonwealth Ave. a one-family row-middle built in 1899 with 9. 907 square feet—16 rooms. 7 bedrooms and 9 baths on a 3. 237-square-foot lot—was listed at $21. 000. 000. On the same day, 430 Stuart St. #1606, a high-rise condo built in 2023 with 426 square feet—2 rooms, 1 bath—was listed at $985,000. The Boston listings also included 135 Seaport Blvd #1718. a high-rise condo built in 2018 with 506 square feet. 1 room and 1 bath. priced at $899. 000. and 15 N Beacon St. #6107 at $400,000.
Widening beyond the city, the sale prices still swung dramatically from community to community. In Boxford. a Colonial at 427-B Ipswich Road built in 2008 with 5. 077 square feet—10 rooms. 5 bedrooms. 6 baths on a 300. 564-square-foot lot—was listed at $2. 379. 000. In Waltham, a 1-bedroom condo at 40 Grove St. #1. built in 2016 with 3. 012 square feet—11 rooms. 3 bedrooms. 4 baths—was listed at $1. 280. 000. while a listing at 203 College Farm Road. a bungalow/cottage built in 1930 with 849 square feet—3 rooms. 1 bedroom and 1 bath—was listed at $550. 000.
These numbers. spread across Greater Boston. underline how the housing market can feel less like one market and more like many—partly shaped by property type. neighborhood identity. and the age and size of each home. One listing could be a modest entry point, while the next turns into a luxury record.
The listings posted June 3 also show the breadth of what buyers are paying for even within the condominium-heavy parts of the region. In Somerville, 13 Quincy St. #13A, a conventional condo built in 1890 with 2,644 square feet—8 rooms, 4 bedrooms, 4 baths—was listed at $1,750,000, while 80 Webster Ave. #4M, a low-rise condo built in 2008 with 433 square feet—2 rooms, 1 bath—was listed at $480,000. In Newton. 22 Brackett Road. a Tudor built in 1928 with 2. 677 square feet—8 rooms. 3 bedrooms. 4 baths on a 12. 910-square-foot lot—was listed at $2. 495. 000. alongside 290 Watertown St. #1, a condo listed at $1,780,000.
Across the region. the most striking feature of June 3’s sales list is the distance between the lowest and highest figures: $200. 000 in Boxborough for 8 Leonard Road #8. and $40. 000. 000 repeated across many Cambridge listings at 1648 Massachusetts Ave. and 1654 Massachusetts Ave. For readers trying to map affordability. that gap is not just arithmetic—it’s the reality of how varied “homeownership” can look in the same metro.

$40,000,000 is like a typo right? Nobody pays that for condos in Cambridge lol.
Wait so Boxborough is $200k but Cambridge is $40 million? That’s insane. Like I get it, location matters but how are people even supposed to live anywhere.
My cousin said it’s not really $40 million, it’s like per building or something? But the article literally says each unit listed at $40,000,000 so idk. Also Cambridge always been a mess with pricing… might be “multiple units” like bundles.
The Boston part makes me laugh/cry. 130 Commonwealth Ave row house listed at $21 million and then 430 Stuart St is under a million like two different planets. And why do they put so many square feet and room numbers like that actually helps anybody, you still can’t afford it.
