The first Grand Hyatt all-inclusive in Cabo San Lucas is no longer a rumor people compare in comments—it’s available to book.

Hyatt is taking reservations for stays from Feb. 15, 2027, at the Grand Hyatt Los Cabos Resort, Golf and Spa. The resort is set to become another “game-changing” addition for World of Hyatt loyalists as Hyatt pushes deeper into all-inclusive resorts in recent years. this time with the family-friendly Grand Hyatt brand.

The property will sit in Cabo San Lucas and bring 244 rooms and 57 suites to the coast, including 42 swim-out suites. For many travelers, that layout is the headline itself: the easiest path to the water will be right through the door.

Inside, Hyatt says the rooms will have an airy design with natural woods, coastal touches, and marble bathrooms, along with outdoor spaces such as balconies.

Dining is where the all-inclusive promise usually lives, and this resort is built around that. Guests will have access to a classic all-day buffet. an Italian restaurant featuring wood-fired pizza. a beachfront Mexican spot. and a Pan-Asian restaurant with sushi. There will also be a number of bars. plus a rooftop bar and lounge for those who want to time the day just right for Cabo sunset.

There’s plenty beyond the beach. The Grand Hyatt all-inclusive will include ocean-facing pools, including an adults-only retreat, as well as a kid-family splash park. Families can also use the kids club and teens club, and then shift gears at the spa for treatments and a hydrotherapy ritual.

For golfers, the resort is bringing an 18-hole Ernie Els Design course.

The people and companies behind the move matter, too. Parks Hospitality Holdings is the team behind both the Grand Hyatt and Park Hyatt all-inclusive resorts, and Hyatt has trusted it to lead as these well-known brands step into the all-inclusive space.

Hyatt’s inclusive collection president Javier Águila framed the launch as a balancing act—keeping the brands distinct while offering the convenience travelers associate with elevated all-inclusive stays. “At Hyatt. we’re continuing to evolve how our brands connect with travelers. ensuring they remain distinct and compelling. ” he said in a statement. He added that Hyatt is selectively bringing this model to the two new hotels and pairing the ease of all-inclusive with the design. service. and sense of place tied to the Park Hyatt and Grand Hyatt brands.

The timing also fits into a broader shift across the industry. Last year. Marriott opened the first W-branded all-inclusive resort. and Hyatt says it followed with visits to that property in the Dominican Republic. Later this year. the first JW Marriott-branded all-inclusive resort is set to open in Costa Rica—part of a wider willingness among major luxury brands to meet demand while still leaning into their standards.

Booking is already live, and pricing starts around $1,000 per night based on double occupancy. As a World of Hyatt Category E all-inclusive property, award nights are expected to run from 35,000 to 75,000 points, with Moderate-tier rates at 55,000 World of Hyatt points per night.

  1. Feb 15 2027 is so far out. Also 244 rooms and 57 suites sounds like overcrowded but maybe it’s fine if the pools are “ocean facing.” I just want the swim-out suites to be real cause that’s usually just marketing.

  2. Wait are they saying it’s “family-friendly” like it’s gonna be quiet?? My cousin went to an all-inclusive and it was chaos 24/7. Also does “adults-only retreat” mean no kids anywhere near the beach? Not sure.

  3. Grand Hyatt going all-inclusive in Cabo… that’s actually kinda weird to me. Hyatt usually feels more like points and business trips, not margaritas all day. But hey if there’s sushi AND wood-fired pizza then cool. I’m surprised they’re already booking 2027, like who plans that far unless they’re trying to lock in prices before something happens.
