“A River Runs Through It” — this former hydroelectric power plant on the Pemaquid River in Bristol, Maine, that is. It’s on the market for $750,000.

The structure at 13 Upper Round Pond Road was built in 1919, tucked along the edge of the water in a bucolic setting. Back then, the water would go underneath the foundation to generate the power. Converted into a residence in 2006, the space welcomes you through barn doors to a large open cement room. While it could be converted to a living area, the sellers have been using it as a party space that has its own kitchenette.

Walk around to the front to climb a few steps to an outdoor seating area, which leads into the two-bedroom, one-bathroom home. To the right is the kitchen with dark blue cabinetry, a soapstone countertop on the island, and stainless steel appliances. Oversized windows provide views of the river, particularly from the window seat where you can hear the river run through the open the windows. In the corner of the living space, a propane stove provides a cozy setting.

“There’s quite a bit of river frontage on this property. The river is so pretty, and it’s so relaxing to be down there,” said Crissy Stirratt of Sotheby’s International Realty, who has the listing, noting that there’s also great fishing. A fire pit and seating area are perfect for soaking up the environment, and there’s a swimming hole for taking a dip.

The primary bedroom fills with light from oversized windows that look down to the river. A double closet provides ample storage.

The property comes with a second structure that previously served as a plumbing supply store, has a two-bay garage. Next to that is an open space that’s ideal for a gallery or exercise studio. On the back, there’s a spacious workshop area and an insulated space that’s currently being used as a gym. The propane system is new.
