Bistro Bondi Closes After Landlord Dispute

The team behind Lox in a Box has shuttered their Bondi bistro just six months after opening due to an ongoing dispute with their landlord.

The Lox in a Box team has abruptly shuttered their latest venture, Bistro Bondi, cutting short a run that began just last November on Warners Avenue.

Led by former Ester and Poly chef Isabelle Caulfield, the restaurant arrived with high expectations and a menu that blended European influences with the owners’ Jewish heritage.. Diners were treated to a diverse range of plates, from anchovy-topped latkes and lox Gildas to 300-gram steak frites, all accompanied by an extensive wine list curated by Jaymie Wallace.

Misryoum reports that the closure was not motivated by a lack of popularity or poor performance. In fact, owner Candy Berger noted that the bistro was consistently bustling and had already established itself as a reliable neighborhood go-to for locals.

This highlights the fragility of the hospitality industry, where even a successful and well-received restaurant can be forced to close due to administrative conflicts entirely outside of its control.

The decision stems from an unresolved dispute involving the landlord of the Bistro Bondi site and the neighboring space, which previously housed the team’s project, Greenbergs.. While Berger chose not to share specific details regarding the nature of the disagreement, she emphasized the immense personal and professional toll the situation has taken.

Beyond the culinary offerings, the team had invested significant time and care into creating a vibrant atmosphere that resonated with the community.. Berger expressed deep frustration over the circumstances, noting that she never intended to walk away from the space but felt forced to prioritize her own well-being and that of her staff.

The final service took place in mid-April 2026, marking a sudden end to what many saw as a promising addition to the Bondi dining scene. Attempts to reach the landlord’s real estate representatives regarding the conflict have remained unanswered.

Sometimes, the most significant challenges for local businesses happen behind the scenes, reminding us that a restaurant’s survival is rarely determined by the quality of its food alone.
